Turning indoor air quality data into building performance at 3 Pancras Square

How can buildings reduce energy use while also improving indoor air quality?

Our work with Envelo at 3 Pancras Square in London shows what is possible when continuous indoor air quality monitoring is connected to intelligent ventilation optimisation.

Airthings provides continuous data across key parameters including CO₂, humidity, temperature, VOCs and particulate matter. Envelo uses this live data to optimise ventilation through the building’s existing Building Management System, helping the building respond to real conditions rather than relying only on fixed schedules or assumptions.

At 3 Pancras Square this approach has delivered measurable improvements in both energy performance and indoor air quality. The results include:

  • 31% independently validated reduction in ventilation energy use

  • 31 tCO₂e estimated annual carbon saving
  • 23% reduction in time above the 1,200 ppm CO2 threshold
  • 70-100% reduction in PM2.5 breaches
  • Approximately 20% reduction in VOC exposure

For Airthings, this project demonstrates the value of taking indoor air quality data beyond measurement. When continuous environmental data is connected to intelligent building controls, it can help buildings respond to real conditions while supporting energy efficiency, carbon reduction and healthier indoor environments.

We are proud to partner with Envelo and contribute to a smarter approach to building performance.
